Rear (west) side of property is the old (dirt) Falco Road, now grown over, with a pecan grove on the other side of the old road.  The total parcel is approximately 1.5 acres, and the map shows that this parcel was designed for several homesite plots.  There are a lot of individual lots for sale, as well as this 1.5 acre piece.


This property is sold "AS IS, WHERE IS"  with any and all defects, flaws, and benefits.  This property has a free and clear title, and there are no liens or encumbrances attached to the property.  Property has not been surveyed; boundaries are estimated based on platbook map. 


Utilities and fees:  Electricity and city water services can be connected at the paved frontage.  You would have to pay to connect to these if you wanted to live on the land.  The 6" water main with a fire hydrant is on the paved road.
Overhead electric power is supplied by Covington Electric Cooperative.
Buyer is responsible for property taxes to be paid in October (approximately $5.00 on this as raw land) and liability insurance during the rental period.

The non-refundable Option Fee will be credited 100% towards the $4,800 purchase price of the land. The option fee is not a down payment; it secures your right or option to buy the land at the stated price at any time during the rental period.

    Because it keeps me from raising the purchase price on the land while you have an option to buy. 
Why is it  non-refundable?
    Because I won't sell or rent the land to anyone else while you are renting it.
 
After you pay the option fee and filing costs, your monthly payments are $100.00 until the property is completely paid for.  There is no penalty for paying off the purchase early. BUT, if you miss or are late with a payment, you break the rental agreement and the rent-to-own agreement and you lose your right to buy the land at the original price. The option contract can be renewed each year.

The total purchase price of this property is $4800 + $100 transfer fee.  There is no pre-pay penalty, and you can pay off the total balance due at any time. 
If you decide to purchase the land, additional closing costs will include Deed recording, Conveyance fee, Closing fee, Document Preparation fee, and Prorated taxes for the rest of the year.  An official survey is optional.

How Does This Rent-to-Own Work?
I have a nice piece of land on a paved road that I want to sell to good people who will be good community members.  The price on the land is $4800.00 + a filing fee of $100.

In my rent-to-own process:
1. You (the buyer), read the rental and rent-to-own agreements and agree to comply with terms of the agreements.

2. The "option fee" gives you (the renter and the buyer), the right to pay off the rest of the purchase price ($4800 minus the option fee) in monthly payments of $100.  Because the option fee reserves for you the right to buy the land for a fixed total price and at fixed monthly payments, it is non-refundable.

3. You and I will sign the standard rental agreement and the Rent-to-Own agreement.

4. When I receive:
a. the signed agreements, and
b. the non-refundable payment of the option fee, and
c. the non-refundable payment of the filing fee of $100, and
d. the first month's rent of $100, then
you will be given access to the land to hold, to farm, to garden, or to use for a homesite.

5. You make monthly payments of $100, payable on the first day of each and every month. These must be paid on time.

6. You pay off the balance of the purchase price ($4800 minus the option fee and minus all on-time rental payments) and the land is yours!  Closing and transfer of title can be handled through the mail; you do not have to be present to close on this title or to receive full and legal ownership.

If your option fee is $2000,  we sign the rental and rent-to-own contracts, you pay the non-refundable option fee of $2000 plus the filing fee of $100, and you will owe a balance of $2,800. 
You can pay it with 28 payments of $100 per month, and the property is yours.

If your option fee is $1000, we sign the rental and rent-to-own contracts, you pay the non-refundable option fee of $1000 plus the filing fee of $100, and you will owe a balance of $3,800. 
You can pay it with 38 monthly payments of $100 per month, and the property is yours.

If your option fee is $500, we sign the rental and rent-to-own contracts, you pay the non-refundable option fee of $500 plus filing fee of $100, and you will owe a balance of $4,300. 
You can pay it with 43 payments of $100 per month, and the property is yours.

Other examples:
If your option fee is $500, we sign the rental and rent-to-own contracts, you pay the non-refundable option fee of $500 plus filing fee of $100, and you will owe a balance of $3,800. You pay four monthly payments of $100 each.
     But, you are transferred to another job and you stop paying your rent-to-own monthly payments.  Your contract ends, and you can move on to your new life.  Unfortunately, you will have lost your right to buy the property at $4,800, and you will not be entitled to a refund.  However, you also will not have to be concerned with having a large sum of your money tied up in property you no longer want.

If your option fee is $500, you sign the rental and rent-to-own contracts, you pay the option fee of $500 plus the filing fee of $100, and you will owe a balance of $3,800. You pay four monthly payments of $100 each and owe a balance of $3,400. 
Then, maybe you get a bonus check, so you pay me the full balance of $3,400. 
There is NO pre-pay penalty for early completion of payments! You are now the owner of the property!

Why Rent-to-Own?
Why would I (the seller) sell this property as Rent-to-Own instead of selling it for cash all at once?
Answer:  This is a great site for a home or a large garden.  And, it can be bought for cash all-at-once or in several payments.

But, many good tenants cannot afford to buy land and also to buy or build a home.  By offering to you a Rent-to-Own option, I can make my land available to good people, like you, who only want a piece of land and have a temporary credit or cash limit that keeps you from buying a home with a large plot of land.  You can build a frame house or bring in a modular or mobile home or a 5th wheel trailer.  You can even work with me to finance your home!

What Credit Score Do You Need?
Answer:  Your credit score is unimportant to me because I know that accidents and financial problems happen to most of us, and I am far more interested in getting a good tenant-buyer into our community than in making money quickly.  I do ask for basic information to find out if you have problems with paying bills on time.  This is called a background check and is not a Credit Score check.  I want a good tenant who pays bills on time, because I have found that if a tenant does not always pay bills on time, they are not likely to be a peaceful and helpful member of my community.  That is why I offer Rent-to-Own, but do not do rentals only.  I want tenant-buyers in my community, not only enters.

Local Land Prices to Compare.  The latest local land to sell was a 100 acre piece at $1750/acre.  A 40-acre piece sold at $2,000/acre, but had no public utilities or paved access.
